Epoxy flooring is the workhorse of the concrete coating world, and for good reason. A two-part epoxy cures into a hard, dense film that seals the slab, resists oil, brake fluid, antifreeze and most household chemicals, and builds enough thickness in a single pass to bridge the minor surface flaws that make an old floor look tired. For garages, basements, shops and commercial spaces across the Front Range, it is usually the base every other layer is built on.

What epoxy flooring actually is

Epoxy is a thermoset resin: a resin and a hardener are mixed on site, a chemical reaction starts, and the material cures into a single solid film rather than drying like paint. That matters because a cured epoxy floor is not sitting on your concrete, it is chemically locked into the top layer of it — assuming the concrete was opened up first.

The thickness is the other difference. A garage floor sealer might leave a few mils of material behind. A ground-and-bonded epoxy base builds a real film that levels out minor pitting and gives the topcoat something consistent to sit on.

Where epoxy is the right call — and where it is not

Indoors, epoxy is hard to beat. Garages, basements, laundry rooms, workshops, storage rooms, back-of-house commercial space: anywhere you want a sealed, easy-clean, chemical-resistant floor that takes abuse.

Outdoors is a different story. Epoxy is not UV stable. Left in direct Colorado sun at altitude it will amber and chalk, and that is not a defect, it is chemistry. This is why we do not sell bare epoxy for patios and pool decks, and why every interior epoxy floor we install gets a polyaspartic topcoat over it. The epoxy does the bonding and the building; the polyaspartic takes the UV, the abrasion and the hot tires.

How we approach epoxy flooring

The single thing that decides whether an epoxy floor lasts is what happened before the epoxy came out of the bucket. A power-trowelled slab has a dense, closed surface. Roll epoxy straight onto that and it has nothing to key into — which is exactly why you see one-year-old epoxy floors peeling up in sheets when a car tire twists on them.

We mechanically grind every floor to open the pores before anything is mixed. Cracks, joints, pits and spalled edges get repaired and re-profiled first, because epoxy is thick enough to hide a flaw for about a week and then telegraph it forever. We check the slab for moisture. Then the base coat goes down onto clean, bare, open concrete.

That sequence is most of the labour on the job and none of the glamour, and it is the part that gets skipped by anyone quoting a suspiciously low number.

How long does an epoxy floor take to install?+

Most residential garages are a one or two day job, and the bulk of the first day is grinding and repair. We will give you the return-to-service window for your specific floor when we quote it. It depends on the system, the temperature and the size.

Will epoxy peel off my garage floor?+

It peels when it was never bonded in the first place. A coating rolled onto a smooth, sealed slab has nothing to grip, and hot tires twisting on it will lift it. Grinding the surface open before coating is what prevents that, and it is not optional on our jobs.

Can you put epoxy over an existing coating?+

Sometimes, but not usually the way people hope. If the old coating is failing, it comes off. Coating over a delaminating floor just buys you a new floor that fails on the old one’s schedule. We will tell you which situation you are in when we look at it.
