Commercial floors are specified differently from residential ones because the constraints are different. The floor has to take far more foot traffic, it has to clean up fast and repeatedly, it usually has to look presentable to customers, and it has to go in without shutting the business down for a week. Those four things pull against each other, and the specification is the compromise.
Downtime is part of the specification
For most commercial customers the install window matters as much as the finish. A floor that is marginally harder but needs five days of cure is often the wrong answer against one that is plenty hard and has you trading again on Monday.
This is where polyaspartic topcoats earn their price. They cure in hours rather than days, which makes overnight and weekend work realistic. Cleanability, appearance and slip
A sealed, non-porous floor cleans in a fraction of the time a bare or badly coated slab does, and it keeps looking clean between cleans — which is really what a customer notices. No dusting, no stains soaking in, no grey haze.
Slip resistance has to be deliberate in a space where the public walks, particularly near entrances in a Colorado winter when everyone is bringing snow in on their shoes. Texture gets built into the system where it is needed rather than being an afterthought.

How we approach commercial epoxy flooring
The prep sequence does not change because the building is bigger: mechanical grinding to open the slab, crack and joint repair, moisture check, then a bonded system. Commercial slabs are often older, larger and have had more done to them — previous coatings, adhesive residue from removed flooring, patched service trenches — and all of that has to be resolved before anything new goes down.
Typical spaces are showrooms, retail floors, salons, restaurants and back-of-house kitchens, gyms, offices and light warehouse areas. Each one pushes the specification in a different direction, which is why we would rather walk the space than quote it off a square-foot number over the phone.

Can you work outside business hours?+
Yes, and for most commercial jobs that is the point. Fast-cure systems make overnight and weekend installs realistic. Tell us your window and we will tell you honestly what fits in it.
Can you coat over the adhesive left from old flooring?+
Not over it — through it. Adhesive residue, old coatings and previous patches get removed or ground back as part of the prep, because anything left behind becomes the weak layer the new floor eventually lets go at.
Do you quote commercial work over the phone?+
We will give you a range, but not a number. Commercial slabs vary too much in condition and history for a phone quote to mean anything. Walking the space is free.
